A Day of Property Management Challenges and Victories in Western New York


Morning Hustle: 7:30 AM

The day starts early with a hot coffee and my tablet, reviewing overnight maintenance requests from our tenant portal system across our properties in Buffalo and surrounding areas. Three urgent requests came in: a malfunctioning furnace in West Seneca, a leaking pipe in Cheektowaga, and a broken lock in Niagara Falls.

First Response: 8:30 AM

After coordinating with our maintenance team, I head to the West Seneca property first. Winter in Western New York means heating issues take priority. While the technician works on the furnace, I conduct a quick property inspection, noting some preventive maintenance needed for spring.

Midday Management: 12:00 PM

The afternoon involves:
• Meeting potential tenants in Lackawanna
• Processing rental applications
• Coordinating with contractors for upcoming renovations
• Responding to property owner inquiries

Afternoon Solutions: 3:00 PM

A quick drive to Lockport for a routine property inspection turns into an impromptu maintenance consultation when I notice some wear on the building’s gutters. This proactive approach helps prevent costly repairs down the line.

End of Day Wrap-Up: 5:30 PM

Back at the office, I update our property management software with today’s activities and prepare tomorrow’s schedule. Every day brings different challenges, but ensuring our tenants have safe, comfortable homes makes it all worthwhile.
